What this covers

## The everyday plumbing and heating work that keeps a house running
General plumbing and heating covers the parts of your home you only notice when they stop behaving: the pipework in the walls and under the floor, the radiators that should be hot from top to bottom, the taps and valves that should shut off cleanly, the hot water that should arrive within a few seconds of turning it on, and the waste pipes that should carry water away without a smell or a gurgle.

Pro Plumbing Solutions is an independent service run by Jack. The person who surveys the job is the person who prices it, carries it out and stands behind it afterwards. There is no call centre, no sales visit, and no rotating cast of subcontractors, which matters most on repair work, where the diagnosis and the fix are the same conversation.

Work starts with a free survey. The fault is traced to its actual cause rather than its symptom, the options are explained in plain terms including the cheaper one where it exists, and then a fixed price goes in writing. The price you agree is the price you pay; anything extra that comes to light is quoted separately before it is started, so the figure never moves quietly while the floor is up.

Emergencies are answered 24/7. Non-urgent plumbing is typically attended the same day depending on the size of the jobs already booked in, and you are told honestly when to expect the van rather than being handed a twelve-hour window. You also get a message when the van is on its way, several of our Google reviews mention that specifically, because it is the part most trades skip.

One boundary worth stating plainly: gas work, boiler servicing and boiler installation are not offered, and no Gas Safe claim is made. Heating work here means radiators, pipework, hot water cylinders and immersion heating elements. If the fault turns out to sit inside the boiler or on the gas side, you will be told straight away rather than charged to find out.

### Who it is for, and when

- Homeowners with a fault that keeps coming back

A tap that was re-washered twice, a radiator bled every fortnight, a joint that weeps whenever the heating cycles. Recurring faults usually mean the cause was never found; that is what the free survey is for.

- Anyone who wants the price before the work

No hourly meter running while somebody investigates. The job is assessed, then quoted as a fixed written figure you can decide on with the kettle on.

- Landlords and people mid-sale

Weeping valves, failed stopcocks and damp patches flagged in a survey get resolved properly, with a 12-month workmanship guarantee behind the repair.

- People who have been let down

Two voicemails and a vague day rate is the normal experience. Here you speak to the person who will actually be under your sink.

What happens if it waits

## Small plumbing faults do not stay small; they stay hidden and get expensive
Water is patient. A joint that weeps a few millilitres a day does not flood a kitchen; it soaks a chipboard floor deck, swells it, lifts the flooring above it and rots the joist ends underneath. By the time a floor feels spongy, the repair is no longer a plumbing job; it is a plumbing job plus flooring plus a joiner.

The same is true above your head. A slow leak on a bathroom waste or a supply pipe under a first-floor floor shows up as a brown ring on a ceiling weeks after it started. Plaster absorbs water long before it stains, so the visible mark is always smaller than the wet area behind it, and repeated wetting eventually takes the ceiling down.

Cold radiators and noisy pipework are ignored for a different reason: they are annoying rather than alarming. But a radiator that is cold at the bottom is holding sludge, and sludge circulates. It blocks the narrowest parts of the system, wears pump bearings, and turns an inexpensive flush and valve change into a much larger job once several radiators have silted up.

There is also the running cost nobody itemises. A dripping tap and a seeping overflow both waste metered water continuously. A heating system moving sludge instead of water burns fuel to warm metal that never reaches the room. None of that appears as a bill labelled 'plumbing fault'; it just quietly sits in the water and energy bills.

Finally, and this is the one that catches most people out: a plumbing fault that has been left will almost always fail at the worst time, because thermal cycling and freezing are what finally break a compromised joint. Cold snaps on the coast are exactly when every plumber is busy. Fixing it in October costs a fraction of fixing it, plus a ceiling, in January.

### Common mistakes we get called out to fix

- Tightening a weeping compression joint until the olive deforms; it stops for a week, then leaks harder and the fitting has to be cut out.
- Bleeding the same radiator over and over instead of asking why air keeps entering the system.
- Sealing a leak with tape or a proprietary sealant, which hides the drip but leaves the water still travelling along the pipe to somewhere you cannot see.
- Turning the stopcock at the first sign of trouble and finding it seized, a five-minute valve renewal that should have happened years ago.
- Accepting a day rate for a diagnostic job, so the longer the fault takes to find, the more it costs you.
- Replacing a whole appliance because of one failed valve or flexible tail that could have been changed for a fraction of the price.

Our process

## Five steps, in the same order, every time

01

### Inspection
A free survey at the property. The symptom is checked at the point you noticed it, then traced back, isolating valves, accessible pipework, appliance feeds and the affected radiators or outlets.

02

### Diagnosis
The actual cause is identified and explained in plain terms, along with what would happen if it were left. Where a cheaper repair is genuinely viable, you are told about it.

03

### Fixed written quote
The scope and price go in writing before anything is committed to. No hourly meter and no 'depends what we find', if something extra emerges, it is quoted separately before it starts.

04

### Repair carried out
Water isolated, floors protected, work completed to the agreed scope. Typically the same day for smaller jobs, depending on the size of work already booked in.

05

### Testing, clean-up and guarantee
Joints pressure-tested and checked under load, radiators balanced and rebled, everything left clean with the waste taken away. The work carries a 12-month workmanship guarantee.

What you actually get

## The difference it makes once it's done properly

### Speed when it counts
Emergencies answered 24/7 and most non-urgent jobs attended the same day depending on the work already booked in, with an honest arrival time and a message when the van is on its way.

### A price you can plan around
Free survey, then a fixed written quote. The figure does not drift while the job is open, so you are deciding on a number rather than a range.

### Repairs that hold
Failed components are replaced rather than nursed, and the cause is treated rather than the symptom, backed by a 12-month workmanship guarantee.

### Damage stopped early
Catching a weeping joint or a silted system while it is still a plumbing job avoids the flooring, plaster and decorating costs that follow later.

### Insured, so the risk is not yours
£1,000,000 public liability insurance is in force for all work carried out at your property.

### One person, start to finish
The same tradesperson surveys, quotes, fits and returns if anything needs attention. Nothing gets lost in a handover.

In detail

## Materials, methods and the variations this service covers
General plumbing is a broad heading, so here is what sits under it in practice, the pipework and fittings used, the methods applied to different property types on the Fylde coast, and the specific situations this service is called out for.

### Pipework and materials
Domestic supply pipework in this area is typically copper, with push-fit and barrier plastic used where a run is buried, awkward or needs to flex. Copper is used where pipework will be visible or chased into a wall, because it takes a neat clipped line and survives being plastered over. Plastic is used where thermal movement, joist runs or limited access make it the better long-term choice.

Joints are made by compression, push-fit or soldered capillary depending on where the joint sits and whether it will ever be accessible again. Buried joints are avoided wherever the run can be planned around them; an inaccessible joint is a future leak you cannot reach without breaking something.

Waste pipework is solvent-welded or push-fit plastic in standard 32mm, 40mm and 110mm sizes, with traps chosen for the appliance and the fall available. Isolation valves are added at appliance feeds while access is open, so the next repair does not require draining half the house.

### Methods and diagnostics
Diagnosis starts with isolation. Shutting sections off in sequence narrows a leak or pressure loss to a run rather than a room, which avoids lifting floors on a guess. Visible pipework, appliance tails, valve bodies and the underside of the affected area are checked before anything is opened up.

For heating faults, radiators are checked hot and cold across their surface: cold at the bottom points to sludge, cold at the top points to air, and cold throughout points to a valve, a lockshield setting or a circulation problem elsewhere. Balancing is done at the end so one room does not steal the flow from another.

Repairs are pressure-tested and then re-checked under normal use before the job is signed off; a joint that is dry cold is not necessarily dry once the system heats, expands and cycles.

### Variations of the work
Under this heading: pipework repairs and re-runs, leaking joints, burst and frozen pipe repair, tap and valve replacement, stopcock renewal, ballvalve and cistern faults, appliance connections for washing machines and dishwashers, outside tap installation, radiator repairs and replacements, immersion element and thermostat replacement, hot water cylinder work, waste and trap repairs, and blocked sink clearance.

Larger planned work, a full bathroom or en-suite installation, a set of radiator relocations, a run of pipework chased into walls, is quoted as a project rather than a repair, with the sequence and timescale set out in advance.

Not covered: gas work, boiler servicing and boiler installation. Heating work is limited to radiators, pipework, hot water cylinders and heating elements.

### Property types and local conditions
Housing across Lytham St Anne's, Kirkham, Freckleton, Warton and Blackpool ranges from Victorian and Edwardian stock through interwar semis to modern estates in Penwortham, Bamber Bridge and Leyland, and each brings its own plumbing habits. Older properties often hide part-copper, part-lead-era layouts with pipework buried in solid floors and long horizontal runs with poor fall on the waste.

Coastal properties see more corrosion at external and loft-level pipework, and exposed lofts and garages are where pipes freeze first in a cold snap. Insulating vulnerable runs while the job is open is cheap and prevents a burst.

Newer estate housing tends to be plastic push-fit in floor voids and stud walls, which is quick to work with but unforgiving of a badly seated fitting. Where an original fitting has failed, it is replaced rather than reseated.

### Residential and light commercial
Most work is residential, owner-occupied houses, flats, rentals and holiday lets across the Fylde coast. For rentals and holiday lets, the priority is usually turnaround: a fault fixed between bookings, with a written record of what was done.

Small commercial premises such as shops, salons, offices and cafés share the same domestic-scale plumbing: taps, waste runs, water heaters, isolation valves and radiator circuits. The difference is scheduling around trading hours and making sure a shutdown does not close the business.

Larger commercial mechanical services, plant rooms and gas-fired equipment are outside the scope of this service.

### What it costs and how pricing works
Every job begins with a free initial survey and assessment, including for larger projects where the scope needs working through before any figure is put on paper. There is no call-out charge for a quote.

Pricing is fixed and in writing, not an hourly rate. That is deliberate: on repair work an hourly meter rewards slow diagnosis, and you should not carry that risk.

Finance options are not offered. Work is guaranteed for 12 months on workmanship, and parts and equipment carry manufacturer warranties of up to five years depending on the manufacturer and subject to their servicing terms.

Common questions

## Answers before you pick up the phone
Still unsure? Ring Jack on 07481 360327; advice costs nothing.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">How much does a plumber cost in Lytham St Anne's?
Pricing is per job, not per hour, and it is fixed in writing after a free survey. Because the cause is diagnosed before the number is quoted, you are not paying for someone to work out what is wrong on your clock. Ring 07481 360327 and describe the fault and you will get a straight answer about what is involved before a visit is arranged.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">Is the initial visit really free?
Yes. Initial surveys and assessments are free, with no call-out charge for a quote, including for bathroom and en-suite projects where the scope has to be worked through properly first.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">How quickly can you get to me?
Emergencies are answered 24/7, every day of the year. Non-urgent plumbing is typically attended the same day depending on the size of the jobs already booked in. You will be told honestly when to expect the van and get a message when it is on its way.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">Do you cover boilers or gas work?
No. Gas work, boiler servicing and boiler installation are not offered. Heating work is limited to radiators, pipework, hot water cylinders and heating elements. If a fault turns out to sit on the gas side, you will be told immediately.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">What guarantee comes with the repair?
Every job carries a 12-month workmanship guarantee. Parts and equipment carry manufacturer warranties of up to five years, depending on the manufacturer and subject to annual servicing where the maker requires it.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">Are you insured?
Yes: £1,000,000 public liability insurance is held and in force for all work carried out.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">How long does a typical repair take?
Most everyday repairs, a tap, a valve, a leaking joint, a radiator swap, are completed in a single visit on the same day. Work involving chased pipework, several radiators or floor access is scheduled and given a timescale in the written quote.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">How long should the repair last?
Components are replaced rather than nursed, so a renewed valve, tap or section of pipework should give many years of service in normal domestic use. Where a repair is genuinely a stop-gap, for example holding an emergency overnight until a part arrives, you are told that at the time, not afterwards.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">Which areas do you cover?
Lytham St Anne's, Kirkham, Freckleton, Warton, Preston, Penwortham, Bamber Bridge, Blackpool and Leyland. If your town is not on the list it is usually still workable, ring and ask.

### svg]:rotate-180 text-left font-display text-base font-bold text-foreground" data-radix-collection-item="">Do you take on emergency work at night and at weekends?
Yes. Emergency call-out runs 24 hours a day, seven days a week. For anything actively leaking, ring rather than using the contact form; the phone is always the faster route.
